This article is an educational explanation, not a substitute for the official code text. Always refer to the current official edition of the Saudi Building Code (and the referenced International Building Code) for design and approval.

Why Sound Insulation Requirements Exist

Buildings need minimum sound insulation so that occupants are protected from noise between adjoining units — speech, television, music, footsteps and service-area noise. Minimum requirements give designers, contractors and authorities a common, measurable baseline for walls and floor/ceiling assemblies.

What Is Sound Insulation?

Sound insulation is the reduction of sound passing between rooms through a building element (wall, floor/ceiling, door or window). It is measured by Rw (ISO) or STC (ASTM) for airborne sound, and by IIC for impact sound. Read more: What Is Rw? and What Is STC?

Airborne Sound

Airborne sound travels through the air and then through the element — speech, music, television. It is rated by STC (ASTM) or Rw (ISO). A higher rating means better isolation of airborne noise.

Impact Sound

Impact sound is generated by direct mechanical contact — footsteps, dropped objects, moved furniture. It is rated by the Impact Insulation Class (IIC) for floor/ceiling assemblies. Impact sound is a different phenomenon from airborne sound and is rated separately.

Applicable Code Framework in Saudi Arabia

According to the International Code Council (ICC), the Saudi Building Code was revised in 2018 based on the 2015 International Codes, developed by the Saudi Building Code National Committee (SBCNC). The general code (SBC 201) was developed from the 2015 International Building Code (IBC).

Consequently, the sound transmission provisions in the IBC 2015 form the basis of the corresponding Saudi requirements. This article describes those IBC-based requirements; the official Saudi Building Code text should always be consulted for the exact current wording and any local amendments.

Code Requirement Table (IBC 2015, Chapter 12 — Interior Environment)

These values are the IBC requirements that the Saudi Building Code (2018) is based on. Verify the exact current Saudi wording against the official code before relying on them for design or approval.

Residential Applications

These minimum requirements apply to dwelling units and sleeping units (residential, hotels, motels and similar) — specifically to the assemblies separating one unit from another, and separating a unit from public or service areas such as corridors, stairs and service rooms.

Walls Between Dwelling Units

The separating wall must meet the airborne sound requirement as a complete tested assembly — mass, layering, cavity, decoupling and perimeter sealing all contribute. A single material alone does not determine the rating.

Floors / Ceilings

Floor/ceiling assemblies must meet both the airborne (STC) and impact (IIC) requirements. Impact performance is governed by the floor finish and any resilient underlayment or floating system, in addition to the structural slab.

Doors and Other Openings

Doors, windows and penetrations are often the weak point. Even a high-rated wall is undermined by gaps, unsealed penetrations and hollow-core doors. Sealing and the weakest element limit the overall performance.

Laboratory vs Field Performance

Laboratory ratings (STC/IIC) are measured under controlled conditions that isolate the assembly. Field performance is measured differently (e.g. FSTC, and apparent ratings) and is usually lower because real buildings include flanking paths and installation imperfections. A laboratory value does not guarantee the same number on site.

Flanking Transmission

In a real building, sound also travels around a partition through flanking paths — ceiling voids, ducts, penetrations, junctions and structural connections. Flanking is a major reason field performance falls short of the laboratory rating and must be addressed in the overall design.

STC vs Rw

STC (ASTM) and Rw (ISO) are the two airborne sound insulation rating systems. They use different procedures and reference curves and are not automatically equal. See What Is Rw? for the comparison.

STC vs IIC

STC rates airborne sound (speech, music) through a partition; IIC rates impact sound (footsteps) through a floor/ceiling assembly. They are different ratings for different noise types and are not interchangeable.

Code Requirement vs Design Recommendation vs Test Result

  • Code requirement — a mandatory minimum established by the applicable code (e.g. IBC-based STC ≥ 50 between dwelling units).
  • Design recommendation — a higher target chosen by a designer for comfort or a specific use (e.g. STC 55 for a premium hotel), which is a choice, not a code minimum.
  • Laboratory test result — the measured rating of a specific tested assembly under stated conditions.
  • Manufacturer specification — a value or claim published by a manufacturer for its product or system, which must be supported by a test report.

These four are different and must not be confused.

Compliance Documentation

Demonstrating compliance relies on the complete assembly: tested configuration, correct installation, junctions, sealing, doors, windows, HVAC penetrations and, where applicable, field verification. No single product "guarantees" compliance on its own.

Common Mistakes

  • Treating STC as sound absorption — incorrect; absorption is NRC.
  • Assuming laboratory STC equals on-site performance — incorrect; field is usually lower.
  • Ignoring impact sound (IIC) on floors — a wall's STC says nothing about footstep noise.
  • Attributing a requirement to the wrong code or section without checking the official text.

How Yamamah Can Support Projects

Yamamah supplies components used within sound-insulating wall and ceiling assemblies (such as Mass Loaded Vinyl) and room acoustic treatment (PET, fabric, baffles, wood panels). Any stated performance applies to a complete, tested assembly — not to an individual material. Contact us for a free acoustic consultation.

Frequently Asked Questions

Does the Saudi Building Code require STC 50? The Saudi Building Code (2018) is based on the 2015 IBC, whose Section 1207 sets STC ≥ 50 (lab) for airborne sound between dwelling units. Consult the official Saudi code text for the exact current wording.

What is the difference between STC and IIC? STC rates airborne sound; IIC rates impact sound (footsteps) through floor/ceiling assemblies.

Is a higher STC always required? The code sets a minimum; higher values may be chosen as a design recommendation for sensitive uses.

Does a product guarantee compliance? No. Compliance depends on the complete tested assembly and its installation, not on a single product.

(Flanking)
